• INSATA, we, us, our refers to INSATA Hospitality and its authorised operators in India.
• Guest, you, your refers to any individual or entity booking or staying at our properties.
• Property refers to any serviced apartment operated under the INSATA brand in Kolkata or Siliguri.
• Booking refers to a confirmed reservation made through our official website, direct communication channels, corporate arrangements, or authorised online travel agencies and booking partners.

2.1 Direct Website Bookings

Reservations made through our official website are confirmed upon successful payment or approval of a corporate account. A confirmation email or message will be sent once the booking is secured.

2.2 Third-Party Bookings

Reservations made through authorised online travel agencies and booking partners are subject to the booking, payment, modification, and cancellation terms of the respective platform. During your stay at the property, INSATA's operational policies and House Rules will apply.

2.3 Corporate & Long-Stay Bookings

Corporate accommodation and long-stay reservations may be subject to a separate written agreement covering rates, invoicing, extension rights, and cancellation windows.

• Standard check-in: 12:00 PM (noon)
• Standard check-out: 11:00 AM
• Early check-in and late check-out are subject to availability
• Guests must present a valid government-issued photo ID at check-in
• For foreign nationals, a valid passport and visa are mandatory

In accordance with Indian hospitality regulations, all guests aged 18 and above must complete guest verification at check-in. INSATA reserves the right to refuse check-in if valid identification is not provided or if the information provided appears inaccurate.

• All rates are quoted in Indian Rupees (INR) and are exclusive of applicable taxes unless stated otherwise
• Payment requirements vary depending on the booking channel, selected rate plan, or corporate agreement — please refer to your booking confirmation for the applicable payment terms
• A refundable security deposit may be applicable for select stays, particularly long-stay bookings
• Any incidental charges incurred during the stay will be settled at check-out

Maximum permitted occupancy for each apartment is specified at the time of booking. Visitor access and overnight guest permissions are subject to property policies and prior approval by management. Additional charges may apply where permitted. Full details are set out in our Guest Policy & House Rules.

Every stay is governed by our Guest Policy & House Rules, which includes guidelines on noise, smoking, safety, and property care. Guests are expected to review and follow these rules to ensure a comfortable stay for everyone.

For direct bookings made with INSATA, cancellations, modifications, and refunds are governed by our Cancellation Policy and Refund Policy. For reservations made through authorised online travel agencies, the cancellation and refund terms of the respective booking platform will apply unless otherwise specified. Please review both before confirming your reservation.

Guests are responsible for any loss or damage caused to the apartment, furniture, appliances, or shared facilities during their stay. Applicable repair or replacement costs will be assessed transparently and may be deducted from the security deposit, where applicable, or invoiced separately.

INSATA reserves the right to refuse admission, deny check-in, or terminate a stay where permitted by applicable law in cases of unlawful behaviour, fraudulent bookings, violation of property rules, or conduct that threatens the safety, security, or comfort of guests, staff, or the property.

• Automated scraping, unauthorised access, or interference with website functionality is prohibited
• All information provided during booking must be accurate and complete

All content on this website, including text, images, logos, design, and branding, is owned by INSATA Hospitality or licensed to us. No content may be reproduced, distributed, or used commercially without prior written consent.

While we take the utmost care to deliver a comfortable stay, INSATA Hospitality shall not be liable for indirect or consequential loss, personal belongings left unattended, disruptions caused by third-party services, or events beyond our reasonable control. Nothing in these terms limits any liability that cannot be excluded under applicable law.

We shall not be held responsible for failure to perform obligations due to circumstances beyond our control, including natural disasters, government restrictions, strikes, pandemics, or civil unrest.

These Terms & Conditions are governed by the laws of India. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the competent courts in West Bengal, India.

INSATA reserves the right to update these Terms & Conditions at any time. Continued use of our website or services after updates constitutes acceptance of the revised terms.
